Save us money???? I've been paying on my loan for years and been just happy with my insurance as is!! I'm guessing you work for IBPS? It is plain STUPID to lower your deductible for insurance that you really only want to use in the case of your house getting destroyed or someone getting hurt... something MAJOR. In which case I'm more than capable of coming up with a grand. The last thing people need is the hassle of being pushed around by some second rate mortgage company as their loan gets sold around. We handled our mortgage AND insurance when we bought our houses, it was fine then and should be now. If this company wants to bug the hell out of me with these phone calls everyday and have me pay more to suit them... they can take a hike. I'd rather deal with my loan by refinancing with someone reputable.

In all honesty, It is up to you to contact them.  It is your house not theirs.  I would think you would be calling daily to find out what is going on.  Modifcations are something no one has to give you.  They could just FC on you when you don't pay.  Really you need to consider your self lucky.

You are so right - people do need to behave like adults and take responsibility for their own actions.  And by "people" I mean the men and women who call me from this number!  I had no idea this co. existed before I started getting calls from them.  I have no business whatsoever with them and have never heard of the people they ask for when they call me.  I have had 5 different callers assure me my number is being removed and that I won't get any more calls....then they call again!  What does that accomplish?  Why call someone who isn't your customer?  Why harass people when it seems like you are supposed to be working?  Maybe if these people weren't so busy harassng me then they could actually help thier customers!

You work for them, don't you?  It's been 1.5 years since a tree fell through my house.  They have "lost" everything I have sent to them in regards to my over $20,000 in damages needing fixed...except the check from the insurance co.  They somehow managed to receive and cash that...but never got the paperwork included in the envelope with it.  They won't release funds to the contractors to fix the house until I provide all their requested documents...that they "never received"...and they don't call us back...and they won't give us a direct number to the dept we are supposed to deal with...and we call weekly.  But, you know, that's all US being lazy and THEM not ever, never, screwing up or purposely ignoring people.

I didn't get a loan modifcation. I have lived at the same address for 27 years. Five years ago I refinanced. Last June LBPS bought the mortgage. My payment was automatically deducted from my checking account. The didn't cash it for three months. When they did, the entire amount was credited to my principal (ignoring homeowners insurance and propery taxes). Then, in addition to raising my property insurance fees by 115%, they also reported my "late" payments to the major credit bureaus.

So glad you like the crooks.  If you are NOT having a problem with them why are you on here defending a company???  You must work for them.  And by the way, I didn't buy too much house and have NEVER been late.  They are claiming that I don't have INSURANCE.  It is their way of putting sky high insurance on my house and trying to get me to pay it.  It is their latest SCAM and they are being investigated by the State Attorney's Office.

"It is not the banks fault that the economy has taken a turn for the worst, or that you aren't working, or bought a home you could not afford."I used to think the same way as "Under cover Brother", but then I looked back at recent history.  How often is the greed of the financial sector responsible for taking out the economy?  Especially more recently?http://en.wikipedia.org/wiki/List_of_recessions_in_the_United_StatesNote: LBPS isn't "at fault" here as far as I know"People REALLY need to start taking responsibility for your own actions."Agreed, but we also need to hold the financial sector responsible when they screw up rather than using our tax dollars to bail them out so they can turn around and post huge profits the next quarter.  If a company is too big to fail it is to big to exist, it needs to be broken up!Seems like most people complaining here have legitimate issues.  I was with chase, they screwed up my taxes and double paid it, increased my payment by 25% and couldn't figure it out in more than 6 months.  Finally decided to modify the mortgage to resolve the problem and then I got sent to LBPS just as it was ready to go into 'underwriting', which is reportedly the last phase in Chase's process.Thankfully LBPS at least started an immediate forbearance so I could make some payments and has kept working on the modification process, but it really does take a long time and a lot of work, especially for those of us who are victim's of incompetent mortgage servicing companies.  I've now been working on fixing the Chase screw up for nearly a year with countless hours lost and a huge amount of stress from the whole process.

Wow, don't know what you are so upset about.  I have kept all of my paperwork up to date this entire time.  I have called back every week to two weeks to follow up.  I am a very responsible adult... always make my payments on time and in full.  Every time I speak with someone they tell me that they are e-mailing the assigned officer and to call back in a week and I do as I'm told.  I have been doing this since July of 2010.  I was actually told by one of the customer service agents that there was a mistake and we fell through the cracks when the case was transferred from one officer who left, to another.  I asked to speak with a supervisor after about the 12th customer service person I had spoken with that gave me conflicting information from each of the others and I couldn't figure out what the truth was.  I am not blaming my bank or mortgage company for a financial situation - just frustrated with the experience I've had.  Not exactly sure why you are being so hostile and rude to someone you don't know who is in a personal situation that you know nothing about.

By reading your comments, I will say this much. 1st off if you were under an "in house" modification, you wouldn't have been doing "trial" payments. It's funny that you people sit and bi*** and complain all because things aren't going "your way" in the "time frame" you think it may be done in. So you act like Children and ask to speak to a "supervisor". Speaking to a supervisor is not going to get you anywhere. You have to "wait" and be patient. YOU ARE NOT THE ONLY ONES IN THE WORLD TRYING TO GET A MODIFICATION! Documents have expiration dates when it comes to modifications and all docs must be kept updated every 90 days. IT IS YOUR RESPONSIBILITY to MAKE SURE THESE DOCUMENTS ARE KEPT UPDATED! Do NOT blame your mortgage company, be responsible adults. Make sure all your modification documents are kept updated and things will go quickly. Call and keep in touch about once a week. YOU are the ones wanting a modification so YOU need to accept the responsibility of calling and keeping things updated. It is not the banks fault that the economy has taken a turn for the worst, or that you aren't working, or bought a home you could not afford. People REALLY need to start taking responsibility for your own actions. You can request someone to email your assigned officer, the reason they don't take calls is because they are working yourselves, and a million other peoples modifications. This is why customer service helps you so the officers can try to get you modifications, if they took calls all day long they wouldn't be able to work on a modification for you now would they? So think about all that for a minute and let that marinate in your brains!

Oh my gosh... I have had the exact same experience with LBPS that you have!  It helps to know I am not the only one.  I have spoken to probably 15 different people minimum and have had every single one tell me the person before them was wrong and they are telling me the correct info.  I can't tell you how many times I have ended a phone call in tears.  I dread calling them, first of all because I have spent anywhere from 20 minutes to AN HOUR on hold waiting for my call to be answered.  I also dread calling them because it feels so hopeless to get a different answer every time I call.  Twice I have asked to speak to a supervisor and have been told it would be pointless because they would tell me the same thing.  I have never experienced such terrible customer service.  The people I speak with are friendly enough but I accomplish NOTHING.  We are in an in-house modification and it began in August 2010.  Our trial payments ended in September and we heard nothing until just last week - January 2011.  The lady I spoke with said she was calling to follow up because there hadn't been any activity on the account for a while.  I have sent every form that I was asked for more than once and still nothing.  More than once I have been told that they didn't have or couldn't find the forms I sent.  I too would absolutely LOVE to speak with someone who actually knows what they are talking about but am told that the actual people who handle the modifications don't take calls because they are too busy.  I feel so helpless.

I had the same experience.  When you call, you get a different person every time.  I sent letters specifically using the word "begging" for a human being to call me who knows how to do business.  Just a nightmare.  They dont accept email.  If you fax the information it goes to a company that they subcontract with...so it takes days for them to scan it and get it into a system where LBPS can see it.  Worst customer service I have ever experienced in my entire life.  I have never been late on a mortgage payment, yet they treat you like a collection agency.

Our mortgage company was First Horizon, in January of 2010 they sold it LBPS ,and we tried to modify our mortgage to this company, they told me to send all the paper works so I did, waited for almost a month never heard from them so I call and find out what's going on in our application if we get approved they told me that they never received the income tax return for 2009 so I send it again, never heard from them, so we call and they told us they lost all the paper works so we need to send a new whole set of modification form and all the paper works that they requested originally, I got tired of all there bs, if they really want to help you they could but like what you said there employee are not trained to handle this kind of problem. My husband call them about two weeks ago if they can answer his question like if we modify how much monthly we have to pay or is it worth of modifying and no can give him the answer, and no knowledgeable person can handle the problem. It sad the government provide money to this lender to help people in this time of crisis but it seems no one able to help.

The notice of transfer is in the first paperwork you received. You may have missed it; it isn't all of the contract from when your loan was issued, it's just a simple legal notice letting you know the loan has transferred servicers. You should contact your insurance agent, make absolutely sure they have updated the mortgagee clause, and have them contact sterling on your behalf. LBPS doesn't want forced placed insurance; it only covers the bare minimum of hazard insurance and is very expensive. You just need to provide the information they are asking. I hope you get this resolved; maybe post your actual name and there might be someone who reads this who can look into it for you.

I just found out my perfectly paid mortgage for years has been bought by Fannie-Mae and serviced through IBM LBPS,  On the first, I sent my payment to my regular servicer, they sent it back.  On the 9th, I got a letter from LBPS so I sent it (bill pay through my bank) all in the same state.  They didn't post it till the 20th so now I was technically 'late' but no late fees.  They refused to remove the 'late from my file when I did  not LEGALLY have 15 days from the time they sent the letter.I have my house insured for the pre-depression prices (DOUBLE OF WHAT ITS WORTH NOW)  My insurance company gave them all of the information and they still say they don;t have it so now they can scam me and Sterling can place forced insurance on me and make me pay it or they will foreclose.  I have called the FTC ( Federal Trade Commission, they took the complaint but they said they only filed the complaints to follow the trend.  YOU NEED TO FILE A COMPLAINT AGAINST THEM WITH THE STATE DEPARTMENT OF CORPORATIONS.  THE FORM IS ON LINE WWW.CORP.CA.GOV IF YOU LIVE IN CALIFORNIA... IF YOU DON'T, FILE IT WITH YOUR STATE.CALL lbps EVERY DAY  IF YOU HAVE TO.  IN MY OPINION THEY ARE BEHIND AND DON'T HAVE ENOUGH PEOPLE TO HANDLE THE 81000 LOANS FANNIE MAE JUST BOUGHT AND GAVE THEM TO SERVICE.  THEY WANT TO GET RICH OFF OF FEES AND LATE CHARGES.  THEY ARE IN THIS SULLIED BUSINESS TO FORCE INSURANCE ON YOU EVEN THOUGH YOU HAVE MORE THAN ENOUGH.  THEY WANT TO SHOW YOU ARE LATE SO THEY CAN TRY TO MAKE YOU HAVE AN IMPOUND ACCOUNT WHEN YOU NEVER HAD ONE BEFORE, AND TRY TO TELL YOU NOW THAT YOUR LATE, YOU MIGHT AS WELL MODIFY YOUR LOAN BECAUSE THE FEDS GAVE THEM TONS OF MODIFICATION MONEY.  I WANT NOTHING MORE THAN TO PAY MY PAYMENTS ON TIME LIKE I ALWAYS HAVE AND I AM GOING TO FILE A LOT OF COMPLAINTS AGAINST THEM.  I AM ALSO IN TOUCH WITH FANNIE MAE WHO NOW BOUGHT MY LOAN BECAUSE FTC REGULATION SAYS THEY HAVE TO SUPPLY ME WITH COPIES OF THE LOAN TTRANSFER DOCS WITHIN 30 DAYS FROM THE DATE THEY BOUGHT THE LOAN AND THEY HAVEN'T. wE MUST FIGHT THESE PRACTICES OR THEY WILL RUIN US.

My Metlife Mortgage was sold to IBM Lender Services (a new company).  They act like a debt collection agency, even though I am current on my mortgage payments.  It's unfortunate that I went from a reputable company, to some no name, shady company such as this.  They are generally friendly on the phone, but cannot answer for why they treat you like you owe them debt/late payments.

Caller ID showed up as SPAM, gave me a good laugh.  The phone rang once, then a hang up, then rang twice, hung up, then three times same, then rang four times and answering machine picked up, they did not leave a message, but with a Caller ID title like SPAM for the number, what did I expect.

Call comes at dinner time. Caller ID shows "SPAM". Answer it and no answer/response. Obviously a robodialer trying to see if anyone is home at that time so they can call with some b***s*** sales pitch later. We are on the Do-Not-Call-List but, like every other GOVERNMENT program, has no teeth to it and no one wanting to enforce it. My suggestion is that we develop a way to send a 50-caliber slug over the phonelines to these damned pests. I received a call yesterday at work from this number. They told me that they had my brother hostage but I corrected them that I had no brother then they said cousin. I automatically thought of my first cousin who drives because they said he had gotten in a car accident and were holding him until someone paid for they car repairs. I kept asking to speak to my cousin but the guy kept changing the subject until he told me they were gonna kill my cousin since I wouldn't give them and money and hung up. Stressed beyond belief because my cousin doesn't have a phone I went hysterical callin 911 my mom, aunt, and other cousins. I panicked went into shock and all thee above. 2 hours later I found out my cousin was well and alive with no clue of what had happen. This is a sick joke and attempt for money. They are going to end up calling the wrong person leading them to a stroke or heart attack. Although its a horrible crime. It teaches a lot of us a lesson on how to remain in contact with family. Simple daily calls or weekly calls just to check on them and to know what's going on in there lives or even their daily schedule. I never want to go through this experience ever again. I haven't been able to sleep or have a clear head. God help these people.

I recieved a call today from this same number.  This person talking was very demanding, nasty, verbally abusive and threatening.  They said my son was hit over the head with a gun after an argument.  He was bleeding very bad and couldn't talk.  He got my number from my son's cell phone.  The guy told me he and his brother were in a gang and he didn't want his brother to go to jail.  I couldn't call his father or my son's cell phone or we would never see him again.  If I called the cops he would come after me.  All I had to do was pay for the damage to the car that my son supposedly damaged and they would take him to the hospital.  This was to take place after I met him with a reciept from Western Union.  I called the police and they did take it very seriously.  They didn't leave my home until I was able to speak to both of my sons so we knew they were both ok.  One son lives out of state and the police called me and called my son to let me know he was ok.  The police in both states were Wonderful!!!  I can't tell you how helpful they were.  ItThese types of scams need to be on the news so no one else has to go thru the fear and heartache of their child possibly being in danger, or any other family member.  If it's public, more people will just hang up on them.  Please tell everyone you know not to fall for this SCAM!!!!!

My daughter's friend just received a call from this number stating that her friend's parent was in a car accident. This call took place during the school day. The caller asked for an Emergency Contact and the justifiably shaken young teen provided my phone number.  The scammer has called repeatedly, including sending a text, to tell me that this parent was in an accident. I knew immediately it was a scam (and confirmed it by reading the posts here.) The parent is fine. I've reported it to the police. I can see where elderly people could easily be dupped. These scammers are very persistent and intimidating.

Same thing happened to me today, they said my father was in an accident and it was EXTREMELY upsetting, and believable, until they started asking for money I got suspicious and thought to call my dad on the other line and when I confirmed he was fine I realized it was a scam. Quite a few people that live in my county in MD received a call like this today. It was quite upsetting to the people, but instead of answering the questions of the perpetrator they asked questions to describe the relative, or the vehicle, etc. and when they wouldn't most just hung up on them and called our local Sheriff's dept. These guys are getting more stupid by the day.  This type of call could be a parent's worse nightmare.  Often they claim that your child or grandchild has had a DUI in Canada, and ask for money to be wired.  A friend's elderly mother almost fell for this, until an astute clerk at the money transfer vendor asked if the mother had tried to contact her son directly.  The mother called and found her son safely in his home town.  She had the $5000 ready to wire!  Thank goodness for decent people.  I'm not all that fond of my family, so I'd be happy to get a call from someone threatening to "shoot" my kid (have none).  I'd string them along, then say "Go ahead and shoot her /him.  I took out a huge life insurance policy w/ double indemnity clause for murder, so you'd be doing me a huge favor!"
